Use of Website

Copyrighted Plans and Content: All house plans, images and content on our website are protected under copyright laws. Reproduction, duplication, or modification of the plans or content in any way is strictly prohibited unless you have obtained written permission from the copyright owner.

No Refund Policy: Due to the nature of our products and services, we have a strict no-refund policy for purchases made on our website or via payment from estimates and/or invoices. Please ensure that you carefully review all the terms and information in any communications and select the items you wish to purchase before completing your order.

License to Use Plans: When you purchase house plans from our website, you are acquiring a license to use these plans for the construction of a single home, unless otherwise specified. Any use beyond this scope, such as building more than one home, requires written permission from the copyright owner.

Modifications and Redrawing: Plans cannot be modified or redrawn without obtaining written permission from the copyright owner. You may make non-structural changes by "red-lining" the purchased plans, but structural changes may require a separate license.

Reproducible Home Plans: Reproducible plans, such as PDFs or CAD files, include a license to make modifications to the plans. However, the modified design remains subject to the original designer's copyright, and the reuse or sale of the modified design is prohibited.

Responsibility and Compliance

Compliance with Laws: By using our website, you agree to comply with all applicable laws and regulations, including copyright laws. You shall not engage in any activities that infringe upon the intellectual property rights of others.

Responsibility for Violations: Parties involved in copyright violations, including purchasers, designers, builders, and others, may be held responsible for their actions, regardless of their awareness of such violations.

Changes to Terms and Conditions: We reserve the right to modify or update these terms and conditions at any time without prior notice. Please check this page periodically for any changes.

Termination: We may terminate or suspend your access to our website or future services at our discretion, without notice, for any reason, including if we believe you have violated these terms and conditions.

Governing Law: These terms and conditions are governed by the laws of Tennessee, and any disputes shall be resolved in the courts of Grainger County, TN, or a court of DKNR Designs choosing.

In some cases, municipalities may require plan review by an Architect or Structural Engineer licensed in the area where you plan to build. After purchasing plans from DKNR Designs, the customer is solely responsible for any additional expenses incurred to meet municipality requirements or other construction-related prerequisites.

Ensuring that the structure complies with local building codes and regulations is the responsibility of the purchaser and/or builder. By using our plans, the customer indemnifies and holds DKNR Designs and DKNR Management, LLC, its principals, employees, and agents harmless from any claims, losses, or liabilities resulting from non-compliance with local zoning laws or regulations, or any other breaches of this Agreement attributable to the customer or its builder.

Warranty & Disclaimer

The plans, documents, and specifications contained in your order are provided "as is" without any warranties, either expressed or implied, including but not limited to any implied warranties of specific use, use for non-intended purposes, merchantability, fitness for a particular purpose, or non-infringement. DKNR Designs and DKNR Management, LLC. shall be held harmless and has no responsibility for errors or omissions in these pages or other documents referenced by or linked to these web pages. Such documents may contain technical inaccuracies or typographical errors. DKNR Designs and DKNR Management, LLC. retains the right to make changes at any time. We provide clear, accurate, cost-effective home plans with excellent functionality and visual appeal but we repeat, we are not responsible for errors and omissions nor are we responsible for any changes to plans to meet local codes and ordinances without extra fees.

As building codes, regulations, and construction methods vary across different regions and nations, some adjustments may be necessary to adapt the plan to your specific area. Consequently, heating and plumbing components are not included in our plans. Customers are encouraged to collaborate with these subcontractors to select and design systems that are suitable for their local conditions.

All floor plans, renderings, and other media are featured on DKNR Designs and DKNR Management, LLC. website or other media forms are the property of the owner. DKNR Designs and DKNR Management, LLC. cannot be held liable for plan interpretation or the structural integrity of buildings constructed from plans purchased on DKNRDesigns.com. 

We offer home plans for construction purposes but we are NOT licensed contractors nor are we licensed architects. We do not oversee the construction process or verify compliance with necessary standards. It is the customer's responsibility to ensure the building meets or surpasses local codes and regulations. The customer must obtain any required structural analysis, engineering, and specifications for the municipality in which the construction will take place. Additionally, the customer should verify all lot conditions and measurements before commencing construction.

Return Policy

Due to copyright regulations and the potential for illegal plan duplication, our plans cannot be returned for credit or refund under any circumstances once the order has been processed. We urge you to double-check your selection before completing your order. There are NO refunds, ever.

DKNR Designs Copyright and Usage Terms

At DKNR Designs, we place great value on the protection of our intellectual property and respect for copyright laws. We kindly request that you carefully review and adhere to the following terms and conditions pertaining to the use of our house plans, images, and content found on www.dknrdesigns.com.

Copyright

For each set of purchased plans, you are acquiring a license to build. This license grants you the right to construct one house based on these drawings unless a multi-use license is expressly obtained. Copying, modifying, or building the house more than once without express written permission constitutes a violation of copyright. If you intend to build a house multiple times and this option is not indicated on the plan of interest, kindly contact us to inquire about multi-use fees.

Copyright Protection

All house plans, images, and content displayed on www.houseplans.net are safeguarded under the copyright laws of the United States. Any form of reproduction, duplication, or modification of these plans or illustrations is strictly prohibited.

House plans are copyrighted automatically

Home plans are protected by federal copyright laws. No reproduction, modification, or reuse of plans is permissible without written permission from the copyright owner. 

Altering or redrawing plans from a book, online, or anywhere else is NOT permissible. Modifying plans is an exclusive copyright privilege. It is also illegal to copy or redraw a constructed home protected by copyright, even if you never saw the plans used, you must purchase your own set of plans.

Usage Limits

The original purchaser of a house plan is typically licensed to construct a single home based on the plans. Constructing more than one home from the plans without permission constitutes a copyright infringement. Please note that most plan sets typically include 5 to 8 hard copy sets. The purchase of a multiple-set plan package grants the right to construct a single home only unless otherwise stated on our site.

Copying and Reproduction

Plans, blueprints, or blacklines cannot be copied or reproduced without prior written consent from the copyright owner. If additional sets are required for estimating or construction, please contact the home designer for additional sets at a nominal cost. Copy shops and blueprinters are prohibited from making copies of these plans. The PDFs come with a license agreement that permits you to make copies.

Modifications and Redrawing

Plans cannot be modified or redrawn without obtaining written permission from the copyright owner. Upon purchasing plans, you are licensed to make non-structural changes by "red-lining" the purchased plans. If structural changes are necessary, or if you need to redraw the plans for any reason, you must purchase a reproducible set of plans that includes a license to modify plans. Blueprints do not come with a license to make structural changes or to redraw the plans. Reusing or selling the modified design is strictly prohibited.

Restrictions on Reusing Modified Designs

Even when you are licensed to make modifications to a copyrighted design, the modified design remains subject to the original designer's copyright. The sale or reuse of the modified design is prohibited. Please be aware that any modification to plans releases the designer from liability for design defects and voids all warranties, whether expressed or implied.

Responsibility for Copyright Infringement

Any party involved in a copyright violation may be held responsible, including the purchaser, designers, architects, engineers, drafters, homeowners, builders, contractors, subcontractors, copy shops, blueprinters, developers, and real estate agencies. Ignorance of the law does not constitute a valid defense. We strongly discourage participation in any unlawful copying or use of designs, derivative works, prints, design features, or homes.

Respect for Home Design Copyrights

In the event of any suspected copyright violation or if you have any uncertainty about the plans purchased, please contact the publisher, architect, designer, or House Plan Marketing Association before proceeding. Occasionally, rewards may be offered for information about home design copyright infringement.

Penalties for Infringement

Penalties for copyright infringement can be severe. The responsible parties may be required to pay actual damages resulting from the infringement, which can be substantial, along with any profits generated from the sale of any home constructed from an infringing design. Statutory damages, which may reach up to $150,000 for each infringement, can also be sought. Additionally, infringers may be compelled to cover legal fees, which often exceed the damages awarded.

    For more information on the specific windows or doors included in your selected building model, ask your account manager.
  • Nails, caulk, glue, etc NOT included in estimates
  • Spray foam insulation for cathedral ceiling areas NOT included in estimate
  • Fasteners and trim pieces included for siding and roofing (if chosen)
  • PDF to follow deposit showing items and quantities included in budget estimate
  • Budget price includes selected materials and quantities ONLY based on availability.
  • If an item is no longer available or not available at the clients location the Client may substitute any product or material before the initial Lowes quote is turned in otherwise it may be removed from the estimate and client may purchase wherever they wish.
Not all materials are available at all times in all locations and some substitutions may need to be made by the client.
  • Extra material left over may be returned for credit or exchange by The client for whatever they wish.
  • Extras may be added on by the client to be sent in for volume Discounts PRIOR to the full project being sent in for quoting.
  • Any additional requests AFTER the project is sent in will not be Available for discounts.
  • Substitutions are permitted at any time unless items already Ordered. Restocking fees may apply.
  • Client may substitute anything in the PDF items list supplied by DKNR For their choice.
  • Absolutely NO Refunds on any services or products, ever.
NOTE:
  • Prices are guaranteed for as long as suppliers and manufacturers Will guarantee prices. In many instances this is only days or a week or two.
  • Any increases in costs are the clients responsibility.
  • Client responsible for all increases in retail costs And shipping/restocking fees.
  • DKNR not responsible for increases in freight costs, item costs, or lack Of item availability.
  • Plans drawn from scratch may require some time and additional expense.
  • After first draft a follow up 1 Hr. meeting is included for Second adjustments.
  • A third one hour meeting is included for final plan review and final Finish adjustments to plans.
  • Additional time is available if needed or requested at the then-Current price.
  • Client may chose any item through any supplier for their item list to Substitute any other item or add to their list.
  • shipping, delivery, taxes, fuel surcharges, restocking fees, and any Other additional costs are the client's responsibility.
